We charge only $65 per application. Everyone over the age of 18 must submit an application. Nobody charges less than us!
We do run a background check. We do not automatically deny based on past criminal record, collection or eviction BUT THEY ARE factored into our decisions along with rental and employment history.
Your household monthly income must be at least 3 times rent (Ex. $900.00 rent= about $2,700 GROSS income or BEFORE taxes to support the rent. This can be any source of income- pay stubs, pension, Social Security, child support, alimony etc. Proof of income We need the last 3 months of your paystubs.
Income (3x the rent) and employment/rental history (2 years). Applicants who do not meet these qualifications may still get approved as a “high risk” tenant.
Most tenants get approved within 24 hours of submitting an application but it depends on how quickly we can get ahold of references.
Yes, we absolutely offer second chances. In fact, the vast majority of our current tenants had some sort of blemish in their past. But that doesn’t mean that everyone who applies will gets approved. We make decisions on a case by case basis and consider the entirety of the situation.
For tenants who meet our qualifications, the deposit is equal to one month’s rent but can be paid over 6 months rather than at move in. For high risk tenants the deposit is double (2x the rent) but can be paid over 12 months rather than at move in.
Yes. We are pet friendly. We charge a $75 nonrefundable pet deposit per pet plus a $25 per monthly pet fee for per pet. We allow 2 (two) DOGS max.
If disclosed up front, an eviction will not automatically disqualify you in and of itself. We look at the entirety of the situation and make decisions on a case-by-case basis. However, what will immediately disqualify someone is not disclosing the eviction up front.

No. We offer “self-access” viewings only.
Appliances are NOT included.
The majority our houses come with the following amenities: fenced yard, near schools, washer/dryer hook-ups, central heat etc. However, some do not. Because amenities may vary from house to house we recommend you confirm for yourself during the “self” viewing.
Almost all our houses come with both gas and electric.
Tenant is responsible to turn on service for Gas and Electric into their own name and provide the account numbers prior to move in.
Some of our houses have central heat and air while others don’t. It is always a good idea to confirm for yourself during the “self” viewing.
